What is Built-for-Rent?

Since the Great Recession of 2008, the number of owner-occupied properties in the U.S. decreased and the interest & attitude toward homeownership has declined significantly. In the post-recession environment, this trend has created a break-through in multi-family housing known as, Built-For-Rent (BFR). Often described as “horizontal apartments”, BFR communities offer rental homes with small yards and garages, modern amenities and the low-maintenance convenience of leasing & site management. parcHAUS is Provident Realty Advisors' answer to the Built-For-Rent demand.

How are the lots platted?

parcHAUS developments utilize single-platted lots similar to garden-style apartments.

Will the community have an HOA?

parcHAUS communities have professional onsite management and maintenance staff without an HOA.

What kind of parking is provided for residents?

Residents are provided with direct access garages on the majority of units and the ability to reserve additional garage spaces should they wish. parcHAUS was intentionally designed to reduce the impact of the automobile on its residents and promote walkability by removing garages fronting the main drives, carport structures, and detached garages along it’s drives as seen in most apartment communities. The result produces an enhanced urban style streetscape with parallel parking for residents/guests and landscaped sidewalks to access unit front porches along the way.

What is the minimum spacing between units/buildings?

Building structures are a minimum of 10’ apart.

Do the units have fire suppression systems?

Yes, the units utilize a NFPA - 13D Fire Suppression System.

Does the layout meet the 150’ hose lay requirement?

Yes, the parcHAUS pod layout is uniquely designed to a max depth of 100’ that allows access to all sides of the buildings with the standard 150’ hose lay with the typical layout. However, most sites are not perfect rectangles that layout without slight variances, but this is why we utilize the NFPA – 13D Fires Suppression System throughout that allows for a variance request for up to 250’+ of hose lay with local Fire Marshal’s approval. An upfront concept meeting with the Fire Marshal is ideal when local jurisdictions allow it prior to a formal submittal of the site plan.

How will common areas be maintained?

Property management staff handles all maintenance of all common areas, amenities, and individual unit private yards throughout the community.
